What Causes Roof Leaks?

A roof leak can be frustrating, particularly when water starts appearing inside your home or business without an obvious explanation.

While some leaks are easy to identify, others can be more difficult to locate. Water can enter through one area of the roof and travel along the roof structure before eventually appearing inside the building somewhere else.

There are several common causes of roof leaks, and identifying the source is an important part of determining the right repair.

Damaged or Missing Roofing

Broken, cracked, slipped or missing roof tiles can create openings where rainwater can enter the roof structure.

Metal roofing can also develop problems through damaged sheets, loose fixings, corrosion or deterioration around joins.

Even a relatively small area of damage can allow water into the roof during heavy rainfall.

Deteriorated Flashing

Flashing is used around areas of the roof where water needs to be directed away from joins, walls and other vulnerable points.

Over time, flashing can become loose, damaged or deteriorated.

If flashing is no longer directing water properly, it can become a potential entry point for rainwater.

Roof Valleys

Roof valleys are designed to collect and direct rainwater from different sections of the roof.

Because they carry a significant amount of water, problems with valleys can contribute to leaks, particularly during heavy rainfall.

Debris, damaged materials, slipped components or deterioration around the valley can all affect how effectively water is directed away from the roof.

Roof Penetrations

Roofs often have penetrations for items such as pipes, vents, skylights and other equipment.

These areas require appropriate flashing and sealing to prevent water from entering around the penetration.

If a flashing or seal deteriorates, water may find its way into the roof structure.

Gutters and Downpipes

A roof leak isn't always caused by the roof itself.

Blocked or damaged gutters and downpipes can cause water to back up or overflow, potentially allowing water to enter areas around the roof edge.

If gutters are regularly overflowing, the guttering and downpipes should be checked as part of investigating the problem.

Ridge Capping and Roof Joints

On tiled roofs, deteriorated or damaged ridge capping can allow water to enter through the upper sections of the roof.

Joints, bedding and other roof components can also deteriorate over time and may require maintenance or repair.

Storm Damage

Heavy rain, strong winds and storms can cause sudden damage to roofing.

Tiles can become displaced, metal sheets can be damaged and branches or other debris can impact the roof.

After a significant storm, it can be worthwhile checking the roof for visible damage, particularly if you've noticed water entering the property.

Why Finding the Source of a Leak Can Be Difficult

One of the more frustrating things about a roof leak is that the location where water appears inside isn't necessarily where the roof is leaking.

Water can travel along roof materials, framing and other surfaces before eventually making its way through the ceiling or wall.

This means simply repairing the area directly above an internal water stain may not always address the actual source of the problem.

A proper inspection can help identify where water is entering and what may be causing it.

What Should You Do If Your Roof Is Leaking?

If you notice water entering your property, it's important to investigate the issue rather than allowing it to continue.

Look for obvious signs such as damaged roofing, overflowing gutters or visible gaps, but avoid accessing the roof yourself if you're not equipped or experienced to do so.

A professional roof inspection can help identify the likely source of the leak and determine what repairs may be required.
